Pre-Approved Accessory Dwelling Unit Program


PROGRAM OVERVIEW


The City of Garden Grove is pleased to announce the launch of the Pre-Approved Accessory Dwelling Unit (PAADU) Program!

The City is kicking off the launch of this program with a series of four ADU plans owned and offered directly by the City. These are pre-reviewed, pre-approved, code-compliant ADU construction plans that can be obtained online for free. City pre-approved ADU plans range in size from a studio to a three-bedroom unit. There will be many more plans added to the program in the coming months that are prepared by design professionals, providing additional housing options to future residents.

The PAADU Program helps the City meet strategic housing plan goals to create diverse housing options throughout the City by encouraging the construction of ADUs. While some site-specific design work may be required, the PAADU Program aims to significantly reduce pre-construction costs for property owners looking to build an ADU.

WHERE TO BEGIN


Reaching out to the Planning Division is the first step, when looking to construct an ADU on your property. Projects using Pre-Approved Accessory Dwelling Unit (PAADU) plans must comply with the City’s ADU Ordinance, for standards such as setbacks, building height, building separation, and in some cases, lot coverage and rear yard open space. PAADU PLAN CHECK SUBMITTAL


Projects utilizing PAADU plans shall be submitted online through the GG Ready plan check application portal.

Design professionals looking to submit their plans to the City to be pre-approved and added to the online public PAADU Catalogue shall submit their plan check application through GG Ready.

PRE-APPROVED ADU PLANS (CITY PLANS)


The following Pre-Approved Accessory Dwelling Unit (PAADU) plans are city-owned and offered directly by the City free-of-charge to applicants. These City PAADU plans include architectural plans only (i.e., they do not include structural and site specific Title 24 plan sheets). The applicant shall be responsible for preparing and submitting all necessary documentation as part of the plan check application submittal, including but not limited to: a site-specific Site Plan, Title 24, structural plans, and structural calculations.

PRE-APPROVED ADU PLANS (NON-CITY PLANS)


The following Pre-Approved Accessory Dwelling Unit (PAADU) plans are not city-owned and have been prepared by private architects (“architect” also includes engineers and designers). These plans are available for a fee (determined by the architect of record) and by contacting the architect directly.
