Need info on the variances or any other Planning/Zoning exceptions existing on this property...lot size, parking, etc.

Our clients are interested in building a drive-thru restaurant, but the specific plan seems to require 50,000 foot lots. The neighboring restaurants have lot size variances.

The subject property at 12542 Chapman Avenue has not previously received any Variance approvals. The only other property in that zone that is less than the 50,000 square foot minimum lot size is the property at 12002 Harbor Boulevard, directly to the west. When that property was redeveloped from a gas station to a Walgreens drive-thru pharmacy, it did receive a Variance for the minimum lot size. This can be of aid to a similar Variance request on the subject site, should you decide to pursue one. Please see associated approvals attached.
