I would like a copy of the original approval and site plan conditions for the Village Green Garden Grove Condominiums located at the intersection of Stanford and Main Street. The APN number is 089-191-22. I am specifically focused on the parking requirements for this project that is located within the Community Center Specific Plan ( Ord. # 1901, June 10, 1985).

The Village Green condominium development was approved in 1980 under Site Plan No. SP-134-80, and Tentative Tract No. TT-11224 (files for both are attached). The approval of the property predates the Community Center Specific Plan, and was instead approved under the CC-OR (Community Center Office and High Density Residential) zoning.
The CC-OR zone required 2.5 parking spaces per unit, which equates to 125 spaces for the entirety of the development. In addition, the CC-OR zone allowed a 10% reduction in required parking, if approved by a hearing body. In this case, a 10% reduction was requested and approved, resulting in a total of 113 required parking spaces.
The development under SP-134-80 provided 117 parking spaces (86 covered, and 31 open). Two (2) open parking spaces were later removed under a modification of the site plan to accommodate an additional 10 parking spaces elsewhere. This would ultimately result in 125 parking spaces being provided, meeting the code requirement.
