Shaheen Sadeghi, who created “anti-malls” in Costa Mesa and revitalized downtown Anaheim with the Packing House and Center Street Promenade, is bringing his creative touch to Garden Grove’s Civic Center area. It will be his first foray into residential redevelopment. Sadeghi is buying and leasing 17 parcels, mostly houses, that will be transformed into small businesses. Sadeghi’s vision is to create a vibrant downtown for Garden Grove. “I think we can do something really fantastic here and celebrate the local artisans, the culinary artisans,” Sadeghi said Wednesday. “The plan is to convert each house into art galleries, breweries, yoga and coffee shops. … We think by preserving these buildings we can preserve a lot of culture and create a lot of community.”
Tuesday, June 13, 2017 Garden Grove City Council unanimously approved a ground lease agreement with SteelCraft Long Beach, LP. The property is located at 12900 Euclid Street, in Garden Grove’s downtown area. SteelCraft Garden Grove will be an outdoor, urban eatery built primarily out of recycled metal shipping containers. The proposed project consists of up to 14 businesses located on the 1.864 acre site. Businesses will include boutique eateries, a brewery, wine vendor, micro-retail space, incubator space, and communal dining areas. Garden Grove Mayor Steve Jones said, “The City is excited to welcome SteelCraft into our downtown core and its unanimous approval by City Council reinforces the commitment to our Re:Imagine campaign.” He adds, “SteelCraft will bring fresh new faces to the area and bridge the gap between Main Street and Shaheen Sadeghi's Cottage Industries project. Things are really popping up fast in Garden Grove these days, so don't blink!” The SteelCraft concept sets forth values that consist of restoration, the celebration of local craft and artisans, and community engagement, which all tie into the City’s Re:Imagine Garden Grove initiative to transform the downtown and Civic Center area.

The Brookhurst Triangle development is a multiphase mixed use project with a build out of a minimum of 80,000 square feet and up to 200,000 square feet of commercial/retail space, and a maximum of 600 residential units and a hotel. The master plan for the project includes residential rentals, for-sale condominiums, and affordable housing units. The first phase of this project is being built on the northernmost portion of the site and will feature 180 apartment units, a pool, and a clubhouse. The developer anticipates Phase 1 construction to be completed by July 15, 2017. The development cost is estimated to be $300-$400 MM.
The Nickelodeon Resort is a public-private partnership between the City of Garden Grove and Kam Sang Company. The project site is located at the north-west corner of Harbor Boulevard and Twintree Lane and in Garden Grove’s tourism district known as the Grove District. The site is approximately 9 acres. The site program includes development of a new Nickelodeon Resort comprised of a 600 room resort hotel with 500 guest rooms and 100 timeshare units, a resort pool, and Nickelodeon amenities. The project will also include above and below grade structured parking of approximately 350,000 square feet.
In addition, the development will feature approximately a 10,000 square foot spa, 3,000 square foot fitness center, 6,000 square foot arcade, 17,000 square feet of restaurant space, 4,500 square foot studio Nick, 1,950 square feet of retail space, 25,400 square foot of meeting space and a 10,600 square foot office. Additionally, the development will feature a resort pool with water features of approximately 2.5 acres-4 acres. The development cost is estimated to be approximately $250-$300 MM.
Site C resort hotel campus includes up to 769 new hotel rooms, 39,000 square feet of conference space and 45,000 square feet of commercial space. Upon completion, it is anticipated the project will generate approximately $3.8 to $4.9 million in additional annual tax revenue to the City. The development cost is estimated to be $350-$400 MM.
