For property address 12262 Orangewood Ave., it’s being sold and listed as a duplex with 2,800 square footage of living space. The listing agent has remarked that the property is a “non-conforming two unit that has been converted.” I checked with the Garden Grove planning division who explained what non-conforming meant and that since this property has been grandfathered in for zoning purposes (current zoning is R-1), as long as there won’t be any additions or alterations made to the property after close of escrow, the new homeowner will be able to continue using this duplex in its current construct. We are submitting a records request to verify that both the units in this duplex are properly permitted to the fullest extent, including bathrooms. Each unit is listed as having 3 bedrooms and 2 bathrooms. Please assist us in verifying this information as soon as possible.
